The vast majority of tenancies have a minimum 6 month contract. After that period the contract can continue to roll month to month or a new 6 month term can be arranged. In some circumstances landlords may accept an initial 12 month tenancy contract.

How long does it take to receive back my deposit?2024-03-19T17:37:10+00:00

Providing there are no disputes over deposit claims relating to rent arrears or damages, then you should receive your deposit back after approximately two weeks. Where deposits are taken into dispute or arbitration the process can last 4 to 8 weeks.

Randalls keep a set of keys to each property and should you need to borrow the keys because you have locked yourself out, that is not a problem. However this can only be guaranteed during normal business hours, and in the event you lock yourself out at a time where no one from Randalls can attend the office, then it is the tenant’s responsibility to arrange and cover the costs of a locksmith.

The tenancy agreement is a contract and allows only for the people named to reside in the property only.

It is the vendor’s decision as to whether or not they take their property off the market on receipt of an offer. Any request to do so from a buyer is best accompanied with evidence to show that the funding is in place to buy the property.

Provided a buyer has not entered into a buyer’s contract and/or placed a deposit there is no loss or penalty to pulling out of a property purchase.

Generally exchange after offer is 4-6 weeks. Completion is generally 2-3 weeks after exchange.

Currently all residential properties require an annual gas safety check and a biannual Legionella check. PAT testing for electrical items is not a requirement but is recommended in order to protect the landlord.

All residential properties require an EPC Energy Performance Certificate in order to be marketed for letting and a current gas safety certificate. Legionella risk assessments are needed as well as smoke and Carbon Monoxide detectors if applicable.

Received rents that have cleared bank processing are paid to landlords within 48 hours of receipt. Generally it will be the same day and the 48 hour period is simply to cover issues surrounding internet connectivity, a disruption in banking services or reasons outside Randall’s control.

How much notice does a tenant need to give if they want to leave?2024-03-19T17:18:27+00:00

A tenant is required to give one month’s notice at the rent due date to vacate a property provided they are not currently in a set-term contract. If, for example, the tenant is in a six-month contract, they will be required to give notice on or before the date of month five’s rent collection. This is the same for landlords in every sense except that two months’ notice is required.

Why can I not hold onto a tenant’s deposit?2024-03-16T15:54:25+00:00

Government legislation states that neither landlords nor agents can hold onto a tenant’s deposit without protecting it. A few different protection schemes exist, and Randalls currently uses the DPS Deposit Protection Scheme.

How often do Randalls check the properties they manage?2024-03-19T17:18:46+00:00

Randalls manages properties, which are checked every three months. A report is provided to the landlord, and feedback and guidance are also provided to the tenants.

What will Randalls do if the tenant stops paying the rent?2024-03-16T15:52:11+00:00

Randalls Property Agents use a very thorough referencing system to vet and assess new applicants. Landlord’s reference, employer’s reference, credit checks and affordability are all checked in advance of any new tenancy. However in the event a tenant stops paying the rent Randalls will engage with the tenant immediately to assess the reasons and find a solution. If no solution can be found the necessary process, depending on circumstances will begin to evict the tenant from the property and pursue the rent arrears. Secondly, if the property was covered by a rent protection policy then that policy would cover the rent not being paid – this is recommended. A rent protection policy is included for free to all landlords using the Randalls Premium Managed Service.
