Currently all residential properties require an annual gas safety check and a biannual Legionella check. PAT testing for electrical items is not a requirement but is recommended in order to protect the landlord.
All residential properties require an EPC Energy Performance Certificate in order to be marketed for letting and a current gas safety certificate. Legionella risk assessments are needed as well as smoke and Carbon Monoxide detectors if applicable.

Received rents that have cleared bank processing are paid to landlords within 48 hours of receipt. Generally it will be the same day and the 48 hour period is simply to cover issues surrounding internet connectivity, a disruption in banking services or reasons outside Randall’s control.
A tenant is required to give one month’s notice at the rent due date to vacate a property provided they are not currently in a set-term contract. If, for example, the tenant is in a six-month contract, they will be required to give notice on or before the date of month five’s rent collection. This is the same for landlords in every sense except that two months’ notice is required.
Government legislation states that neither landlords nor agents can hold onto a tenant’s deposit without protecting it. A few different protection schemes exist, and Randalls currently uses the DPS Deposit Protection Scheme.
Randalls manages properties, which are checked every three months. A report is provided to the landlord, and feedback and guidance are also provided to the tenants.
Randalls Property Agents use a very thorough referencing system to vet and assess new applicants. Landlord’s reference, employer’s reference, credit checks and affordability are all checked in advance of any new tenancy. However in the event a tenant stops paying the rent Randalls will engage with the tenant immediately to assess the reasons and find a solution. If no solution can be found the necessary process, depending on circumstances will begin to evict the tenant from the property and pursue the rent arrears. Secondly, if the property was covered by a rent protection policy then that policy would cover the rent not being paid – this is recommended. A rent protection policy is included for free to all landlords using the Randalls Premium Managed Service.

Legislation surrounding property letting is changing all the time and becoming more accountable. The Randalls Let Only service is for landlords who wish to use the company’s online marketing presence and the professional applicant to tenancy services of an agent, but want to manage the property themselves. Once an applicant has been thoroughly referenced and checked in to the property all responsibilities of maintenance, tenant enquiries and rent collection are the landlord’s concern. Let Only landlords can still receive legislation updates from the newsletter and engage Randalls’ services not included in the Let Only package, at additional cost. The commision fee is 8% of the initial fixed term of either 6 or 12 months.
Randalls’ Standard Managed service includes everything needed to find, reference and place a tenant into your property. Rents are collected and processed. Contractors will be instructed to deal with arising maintenance issues. Inspections will be on a specific needs basis and there is a charge for smoke, CO² and Legionella risk management.
The Randalls Fully Managed service includes everything within the Standard Managed service. Additionally, regular property inspections are carried out every three months and feedback is provided to the landlord. The arrangement and instruction for smoke, CO² and Legionella risk management are also included. Rent protection can be provided for an additional charge and key holding attendances for contractors will also be charged for.
The Randalls Premium Managed service is a new all inclusive service from Randalls and includes everything within the Fully Managed service. Additionally Randalls include a Premium Rental Income Protection service and key holding attendances for contractors. The Premium Managed service also includes some other useful services including instruction of contractors and attendance for property improvement purposes and emergency property attendance, at no extra charge. The Premium Managed service is ideal for landlords living abroad and in different time zones.
